Following the tragic fire at Grenfell Tower in 2017, the government issued a series of advice notes to give building owners guidance on how to make sure their properties are built and kept safely.

In January 2020, these were brought together into one single advice note which impacts building owners and leaseholders, in particular those who are looking to sell or re-mortgage. Part of the guidance introduced the External Wall System One (EWS1) form, which is used to confirm to mortgage lenders whether corrective work is needed, and to help during their decision making process for loan requests on buildings over 18m with cladding.

None of our residential blocks are built with aluminium composite (ACM) or similar cladding. For this reason, we believe that EWS1 forms are not required under the current guidance.

If you are looking to sell or re-mortgage, and have an issue with a lender requesting an EWS1 form when it is not required, please contact our Home Ownership Team and we will provide you with a letter for your lender, stating why your building does not require the form.
