When the proposal is to demolish an unlisted building in a conservation area it would be normal to make a single combined application for planning permission and relevant demolition of an unlisted building. In such cases item 4 should accompany the application, in addition to the information required for the planning permission. (See information needed in “Major applications” or “Minor redevelopment, alterations and extensions”)

When the proposal is to apply for relevant demolition of an unlisted building in a conservation area but there is no proposal for a new building the following information is needed in addition to the completed planning application forms:

  1. Two copies of drawings and any other documents. These should be provided in addition to the drawings submitted with a linked planning application together with an electronic copy of all drawings and documents. Read the Guidance Note on the electronic submission of planning drawings and supporting documents.
  2. Site location plan at a scale of 1:500 or 1:1250 scale showing the site and its surroundings. The site boundary must be clearly marked by bold black or red outline or hatching.
  3. Existing plans, elevations and sections labelled, hatched or colour coded to show the extent of demolition. All drawings should be at a scale of 1:10, 1:20, 1:50 or 1:100 or at a scale large enough to clearly show the proposed works.
  4. A statement justifying demolition will be required in accordance with the following:
    a. NPPF Planning Practice Guidance Conserving and enhancing the historic environment 
    b. Historic England Managing Significant Decision Taking in the Historic Environment Historic Environment Good Practice Advice in Planning Note 2
    c. Historic England The Setting of Historic Assets Historic Environment Good Practice Advice in Planning Note 3
  5. Additional information to support the application, such as a covering letter and photographs.

Please note that:

  • All drawings must be numbered.
  • All drawings must be dimensioned, drawn to an accurate metric scale and include a scale bar.
  • Each drawing must be labelled to indicate what is shown.
  • When highlighting features and areas please use tone, varied line thickness or bold primary colours as drawings are normally only scanned in black and white.
  • Drawings must show the surrounding context and adjoining buildings and include orientation points such as street names and north points.
  • All drawings must be titled to show the proposed changes, materials and finishes
